For buyers who purchase with me, I cover the independent 11-month inspection fee, subject to written program terms. It helps document concerns while applicable builder warranty deadlines may still be open.

You choose an independent, BTR-certified Arizona inspector from my list and contract directly with them. Inspection scope comes from that agreement; repair decisions and coverage follow the builder's written warranty.

I can help organize the report and attend a builder walkthrough. I do not act as the inspector or guarantee warranty coverage.

Can a Realtor help buy out my apartment lease?

Lease-buyout assistance may be available when you purchase a qualifying new-construction home with me. We first review your lease timing and intended purchase, then confirm whether brokerage-approved assistance fits the transaction. There is no automatic approval.

How much of my lease exit can be covered?

There is no universal amount or advertised cap on this page. Your documented exit cost, purchase, lender requirements, brokerage approval, and written terms determine whether assistance is available and in what amount.

Does this work for every builder or home?

No. Availability varies by buyer, builder, lender, and transaction. Tell me the community or home you are considering so we can check the relevant requirements.

What should I have ready for our first conversation?

Your lease-end date, target move date, community of interest, and any written notice or termination terms. You do not need to upload your lease to this page. We can start with a call or text.

What if my sales agent sent me here?

Can I buy a home before my lease ends?

It may be possible. We compare lease timing with your target purchase and ask the lender to run the real payment numbers, including taxes, insurance, and HOA costs. Buying sooner is only useful if the dates and costs fit your situation.
