The toolkit · every figure verified 2026-08-20
Run your own numbers.
Three calculators, no form in front of any of them. Put in what you actually sold and watch each brokerage's published plan take its cut in real time. Nothing is submitted, nothing is stored, and nothing here guesses what you will sell next year.
One closing A whole year Revenue share
Rather have it explained first? Five minutes that can save you thousands and thousands of dollars, then come back and check it against your own production. The whole sourced case is on the main page.
Calculator one
One closing, with the fees in it.
Pick a sale price, your side of the commission, and how many closings you do in a year. Every plan's monthly and annual charges are spread across those closings, so a desk fee shows up where it actually lands.
Use your own office's desk fee
A RE/MAX desk fee is set by the individual office and commonly runs $500 to $3,000 a month. It is owed every month whether you close or not, which is why it is spread across your year's closings above rather than left out.
Gross commission on this closing: $13,500
Read the small print on this one. Every split here is shown before the cap, which is where most agents sit for most of the year. Once you cap at eXp or Keller Williams a single deal looks very different, and that is what the year calculator below is for. Each plan's annual fixed cost is divided by your closings and added to this deal, because a desk fee or a technology fee is a real cost of the closing even though it does not arrive with it. Call It Closed's own $1,687 a year is charged the same way here. One number is missing on purpose: Keller Williams market centers set their own monthly fees and do not publish them nationally, so nothing is invented, and Keller Williams therefore shows better here than it will in your office.
Calculator two
A whole year, with the caps and the fees in it.
This is the one that settles arguments. Caps, royalties, desk fees, and monthly charges all applied to your real production, with the two office-set numbers left in your hands.
That is $162,000 in gross commission across 12 closings.
Use your own office's numbers
Keller Williams market center caps and RE/MAX desk fees are set by the individual office, not nationally. The defaults below are the middle of the published ranges. Put your real ones in and the whole thing recalculates.
What this is and is not. Every plan is modelled from the published terms in the comparison on the main page, each labelled with where it came from. It is gross commission minus what the brokerage takes: before your taxes, before your own marketing, dues, MLS, and transaction coordination, and before any office fee not shown here. Keller Williams and RE/MAX both commonly add monthly or per-file charges their offices set individually. eXp's post-cap transaction fees are not itemized in its source material and are not modelled. This is a comparison of published plans against your own numbers, not a projection of your income, and not tax or financial advice.
When the numbers make sense
You have the math. Here is the door.
If a calculator on this page told you something you did not expect, that is worth a conversation before it is worth a decision. Tim will run it against your own office's real numbers with you. If it already told you what you suspected, the link below starts your registration and brings you in alongside him.
